Fire & Smoke Diagnostic Guide

A fire or smoke loss is not one problem. It is a chain of conditions that must be separated, tested and verified.

Use this guide to organize the incident before choosing broad cleaning, deodorization, removal or reconstruction actions.

Diagnostic sequence

Build the incident record in a repeatable order.

Safety and stabilization

Separate life-safety, structural, electrical, gas, weather and occupancy questions from restoration decisions. Do not let a cleaning plan imply that a building is safe to enter or occupy.

Source and severity

Document the area of origin, char or debris, visible heat effects, suppression activity and the strongest residue or odor zones.

Residue behavior

Distinguish loose dry particulate, greasy or oily films, baked-on deposits, protein-like odor conditions and mixed residues. Small test areas should inform broad processing.

Migration pathways

Trace connected rooms, vertical openings, penetrations, cavities and HVAC pathways instead of assuming the visible soot boundary is the contamination boundary.

Material response

Evaluate finish, porosity, heat alteration, residue loading, odor retention, access and cleaning response by material group.

Contents and systems

Separate ordinary contents from electronics, artwork, specialty textiles, high-value items and mechanical systems that may require qualified specialty evaluation.

Verification

After source control and cleaning, re-check visible residue, odor, HVAC-cycle response, remote areas, cleaned-zone recontamination and any unresolved concealed pathway.

Do not collapse the sequence

Cleaning, deodorization and sealing answer different questions.

Source control addresses what continues to emit or spread contamination. Cleaning removes residue from retained materials. Deodorization addresses residual odor conditions. A coating or sealer, when appropriate, belongs later in the decision path and should not be used to hide an unresolved source.

Mixed hazard

Fire can create a parallel water-loss pathway.

Sprinkler discharge, hose streams and weather exposure can wet ceilings, insulation, wall cavities, flooring and lower levels. Those moisture conditions require their own investigation and drying decisions.

Verification & outcomes

Do not stop at apparent improvement.

Use a separate verification stage to check for persistent residue, odor reservoirs, HVAC-cycle recurrence, recontamination, secondary water and unresolved concealed pathways before reconstruction or turnover.
