Property Turnover Odor Assessment Checklist
Use before authorizing another round of fragrance, paint or equipment. The goal is to identify likely reservoirs and document what has actually changed.
Source history
- Known tobacco/smoking history?
- Known pet urine, pet waste or long-term pet occupancy?
- Heavy cooking, grease or spice residue?
- Rodent, biological or unknown source?
- How long was the condition present?
What has already been done?
- Carpet/pad removed?
- Subfloor or slab cleaned/treated?
- Walls/ceilings washed?
- Walls/ceilings painted or sealed?
- Cabinets, appliances and closets cleaned?
- HVAC/duct system cleaned or filter changed?
- Previous ozone, hydroxyl, fogging or fragrance treatment?

Reassessment
- Return the unit to normal temperature and HVAC operating conditions before final judgment where practical.
- Check the same mapped areas again rather than relying on a single walk-through.
- Record whether odor changes when closets/cabinets are opened or HVAC operates.
- Use handheld IAQ/TVOC/particle screening only as trend documentation; do not call it laboratory clearance.
- Escalate remaining strong or localized odor back to source investigation before adding another treatment layer.
