Fire-damaged materials

Heat can char, deform, weaken or destroy finishes and assemblies. Unsafe or unsalvageable material must be distinguished from material that can remain.

Smoke migration

Smoke and combustion residues can travel through openings, pressure pathways, HVAC systems and concealed spaces beyond the visibly burned area.

Suppression water

Hose streams, sprinklers and damaged plumbing can create a simultaneous water loss requiring extraction, moisture mapping and structural drying.

Initial mitigation priorities

Life safety, structural stability, electrical conditions and fire-department restrictions come before ordinary restoration work.

Once access is appropriate, the scope can include protection of unaffected areas, water extraction, containment, particulate control, selective removal, cleaning, odor-source reduction and structural drying.

Air movement should be planned around soot and particulate conditions so drying equipment does not unintentionally spread residues.

Map fire, smoke and water separately

A room can be lightly burned but heavily wet, or have little visible fire damage while receiving substantial smoke migration. Mapping the three conditions separately produces a clearer mitigation plan.

Multi-level investigation is especially important after hose streams or sprinkler activation because water can migrate through shafts, cavities and floor penetrations.
