Water Migration

Visible staining is often only one part of the migration path.

Water can follow gravity, porous materials, seams, underlayments, chases, penetrations, cavities, plenums, cabinets, and adjacent assemblies.

Gravity and vertical penetrations

Water commonly moves downward through framing gaps, pipe penetrations, light fixtures, chases, stair openings, and ceiling assemblies.

Capillary movement

Porous materials can draw water beyond the visibly wet edge.

Surface tension and seams

Water can follow flooring seams, wall bases, trim interfaces, and underside surfaces.

Wall cavities

Water can enter through base plates, electrical openings, plumbing penetrations, and damaged finishes.

Insulated cavities

Insulation can retain water and reduce airflow, making surface appearance unreliable.

Cabinet and millwork bases

Toe kicks and wall attachments can conceal retained water and wet finishes.

Flooring underlayment

Floating floors, pads, membranes, and underlayments can trap water beneath a dry-looking surface.

Raised floors and plenums

Commercial systems can distribute water across concealed horizontal spaces.

HVAC pathways

Ducts, air handlers, returns, condensate systems, and penetrations can affect migration and airflow.

Exterior envelope

Roof, flashing, wall, window, door, and drainage failures may continue introducing water until source control is complete.

Concrete and masonry interfaces

Joints, cracks, penetrations, and adjacent porous materials can create hidden distribution paths.

Multi-unit construction

Shared walls, chases, shafts, corridors, and units below may be affected even when the source unit appears limited.
