Thermal imaging shows temperature—not moisture

Infrared cameras detect surface temperature differences. Wet materials often appear cooler during evaporation, but thermal patterns can also come from insulation gaps, HVAC, sunlight, framing, plumbing or electrical loads.

A thermal anomaly is a search clue, not a moisture measurement.

When thermal contrast is strongest

Evaporative cooling is easier to see when wet surfaces are actively evaporating and the surrounding assembly has adequate temperature contrast. Contrast may fade after surfaces equilibrate or when a wall is uniformly wet.

Scanning early and then confirming with a moisture instrument is often more useful than relying on one late image.

Common false positives

Metal fasteners, studs, ducts, exterior temperature, reflected heat and recently operated appliances can produce patterns that resemble moisture.

Repeat the scan from another angle and compare the thermal pattern with construction geometry before opening materials.

Confirmation workflow

Mark the suspicious area, test it with an appropriate moisture meter or probe, compare with an unaffected reference, and document both the thermal image and the confirming measurement.

Where concealed water is suspected but surface readings are inconclusive, inspection access may be more reliable than repeated thermal interpretation.
